A site visit is the most useful hour you will spend before buying farmland. Photos show you the view; walking the land shows you everything else. Here is what we suggest you check.

Road access

Drive the last few kilometres yourself. Is the approach road usable in the monsoon? Does the plot touch an internal road, and how wide is it?

Water

Ask where the water comes from — borewell, open well, canal or lake — and how deep the water table is in summer. Neighbouring farmers are a good source of honest answers.

Electricity

Look for the nearest pole and transformer. A connection close to your plot saves time and money later.

Boundaries

Walk the boundary stones with the site team so you know exactly what you are buying.

Papers

Ask for copies of the 7/12 extract and the other title documents, and have them reviewed by your own advocate before you pay a booking amount.
